Land & Investment
Land requires a different kind of due diligence.
Whether you're planning to build, farm, invest, or simply enjoy recreational property, buying land involves questions an existing home doesn't raise. We'll help you investigate before you commit.
Before you buy
Questions worth investigating on every tract
Legal access
Confirm the property has legal, recorded access. Some parcels are reached by easements or private roads rather than public roads.
Utilities
Don't assume utilities are available just because nearby properties have service. Verify electric, water, gas, and broadband directly with providers.
Septic & well feasibility
If public water or sewer isn't available, septic suitability and well feasibility depend on the property and local regulations.
Surveys & boundaries
A boundary survey can identify property lines, easements, and encroachments — important before you build or clear land.
Zoning & land use
Verify that zoning and any subdivision restrictions or covenants allow your intended use before you buy.
Flood risk
Review available flood information. Even properties outside mapped flood hazard areas can experience flooding under certain conditions.
This is general educational information, not legal, engineering, or surveying advice. Because every tract is different, consult the appropriate licensed professionals — surveyors, septic installers, local permitting authorities — before purchasing.
